OREA Real Estate Exam Prep: The Complete Guide

While OREA (Ontario Real Estate Association) no longer directly administers the pre-registration education program (it transitioned to Humber College in 2020), many students still search for "OREA exam prep." This guide covers everything you need to prepare for what are now the Humber College real estate exams.

The OREA to Humber Transition

In 2020, OREA transferred the real estate education program to Humber College. The curriculum was updated, and all courses now reflect the TRESA framework. If you're seeing references to "OREA exams" or "OREA courses," they now refer to the Humber College program.

• Legislation: REBBA → TRESA
• Exam delivery: In-person → Online proctored (Meazure Learning)
• Course structure: 4 pre-registration courses + 2 simulations (unchanged)

Exam Prep Strategy for Each Course

Course 1: Real Estate Essentials

Focus areas: TRESA fundamentals, RECO regulations, property law, contract basics. Difficulty: Moderate. Most students pass on their first attempt with 2 weeks of preparation.

Course 2: Residential Transactions

Focus areas: Agency law, Agreement of Purchase and Sale, property valuation. Difficulty: Hard. This is the most failed course. Plan 3-4 weeks of dedicated study.

Course 3: Additional Residential

Focus areas: Condominiums, rural properties, new construction, Tarion warranty. Difficulty: Moderate. Lots of new topics but more straightforward than Course 2.

Course 4: Commercial Transactions

Focus areas: Commercial property types, leasing, investment analysis, cap rates. Difficulty: Moderate. Math-heavy but logical. Master the formulas and you'll pass.

General Exam Tips

1. Use a condensed study guide — The textbooks are 1,000-3,000 pages each. A study guide saves you from reading content that won't be tested.
2. Practice with exam-format questions — Knowing the material is different from being able to answer multiple choice questions about it.
3. Review the glossary — Terminology questions are common and are free marks.
4. Manage your time — The exam is open book, but you won't have time to look everything up. Know the content first.
5. Take exams when you're sharp — Schedule your exam for a time when you're well-rested and focused.
